Your first decision is to determine if you want to live on base or off base on Oahu. Below, I'll provide some broad reasons that I think you'll be much happier living off-base in Oahu.

In a recent article, Honolulu Civil Beat reported that “99% of military housing is run by private homeowners, with about a dozen large companies controlling the programs. Nationwide, about 30% of service members live on base, and about 70% choose to live off-base.

More than 70% of service members choose to live off-base in Hawaii - for good reason. If you live on the base, your BAH is paid directly to one of the two private companies that have a monopoly on the base housing system here, for you to deal with repairs and possible consequences. out from your command if you even choose valid claim .

They know they will get their rent, so they have no trouble responding to tenants promptly when problems arise. On the other hand, if you live off-campus you will receive the BAH directly, you have unlimited options in what you choose to do with your BAH.

BAH and COLA can go a long way if you decide to buy. For E-5 there is a dependent COLA and total BAH just under $3,500 per month. After talking to a loan officer, you may find that you can pay more than you think because of low interest rates on VA loans, no prime mortgage insurance (PMI), and very low property taxes. .

If you're going to move to Oahu with your pets, I'm here to tell you that it's not nearly as difficult as people think. I moved to Oahu with three pets and the process is well explained on the Department of Agriculture's Animal Quarantine website. Special fees are waived for active-duty soldiers transporting their animals to Hawaii. But if you find the cost too high, I recommend you check out the SPCA's website to see the allowance they provide to active-duty soldiers who are experiencing financial problems due to moving their pets. You must apply for SPCA benefits three months before the animal moves, so don't delay.

Military Life: Living On Hickam Air Force Base, Hawaii

If you're interested in travel times to and from each center and city, check out the chart below! The shorter/first number represents travel time without traffic, while the longer/second number represents travel time (0700-0845, 1500-1830). Below that chart, I attached a map of Oahu with major cities and military bases on it.

The Ewa, Makakilo, and Kapolei Beach areas seem to be the island's most popular military zone for a few reasons. A $12 billion rail system is being worked on between Kapolei and Ewa Beach that will be completed soon (estimated house value?). There are new shopping malls and restaurants like Cheesecake Factory, California Pizza Kitchen, and several local restaurants to choose from.

Plus, the beach is on the way; the water park is up the road and you'll have oceanfront cottages, golf cottages and mountain/Diamond Head views to choose from! If you are looking for a family-friendly community with swimming pools, parks and sidewalks throughout, then Kapolei / Makakilo / Ewa Beach is the best choice for you.

In addition, a large number of new houses are being built in the Kapolei and Ewa Beach areas. The homes tend to be larger than traditional Hawaiian homes and seem to be well-suited to the military lifestyle. Most (if not all) newer neighborhoods are very clean and you will always find people exercising and children playing throughout the day!

Mililani is a great place to live if you want to be between the North Shore, Kapolei and Honolulu. The school system in Mililani is also known to be good! Mililani is divided into two regions, Mililani Township and Mililani Mauka (which means mountain in Hawaiian). The town of Mililani is slightly lower elevation and offers homes at a slightly lower price point (still great neighborhoods) than Mililani Mauka, but older homes.

With that said, there is a Walmart, movie theater, gym and most restaurants in Mililani Town. Just a mile uphill from Mililani Town, you'll enter the newer (90s-2000s) neighborhood of Mililani Mauka. There are jogging tracks, phone/subway lines to make the streets look cleaner and the temperature will definitely be cooler. Mililani Mauka seems to be an area where homes don't go up for sale very often, so if you're into the area give me a call and I'll let you know as soon as something hits the market in the near future. area!

If you're PCSing coming to Hawaii to work at Joint Base Pearl Harbor-Hickam, Pearl City/Aiea occupies a large portion of the Pearl Harbor waterfront and is located about 10 miles northwest of downtown Honolulu. In terms of neighborhood feel, it's mostly urban but has a good mix of single-family homes and condominiums. I would say that Pearl City/Aiea is mostly local population, but more and more service members are moving to this area.

Pearl City is also home to Pearlridge, Oahu's 2nd largest shopping mall! The center is so big that there is a tram connecting the two floors, each floor has many restaurants. Overall, if you don't mind living in a nearby urban environment with moderate traffic, Pearl City / Aiea might be for you!

Kailua and Kaneohe are both close to Marine Core Base Hawaii and have a small seaside town feel. These Windward neighborhoods are generally more spread out than cities in/near Honolulu and are almost always blown by cool breezes. Kailua and Kaneohe have homes starting at $300,000 and going up to $45,000,000. Both towns are famous for their small shops, restaurants, Whole Foods, Target, and a medium-sized food court. The beaches are white and the water is blue! If you love the feeling of a beach town with a small interwoven community, Kailua or Kaneohe might be the place for you!
